Step 1: Case Support

This document is similar to the FSR that you have previously filled out to be qualified for Los Mitigation. The Case Support will be turned into the lender by our underwriting department where as the FSR is not. The Case Support will reflect adjustments recommended by us such as establishing documentation for legitimate changes such as new income or recommended debt adjustments. I will be working with our underwriters regarding your unique case and make recommendations to keep you on track as can continue making regular mortgage payments.

Use your Tab Key and your Mouse to navigate through the pages. Please review your document check list. After you have filled the Case Support form out on your PC, print it, look it over, sign it (Initial each page as well) and fax it by itself without other supporting documents. Separating the faxes is extremely important since most home fax machines do not function well when submitting multiple pages in the feeder. Your faxes are stored as PDF files electronically with our system and retrieved by our underwriters.  It is imperative that our underwriting department receives the signed originals by mail before your case closes. Your case support form includes a fax cover for you to use.

When Faxing Your Support Documents, Please Break Up The Faxes As I Have Requested. Attach The Following Fax Cover Sheet For Each Future Fax.
You Are Required To Update Certain Documents Such As Court Letters, Mortgage Letters, Pay Stubs, And Statements On A Monthly Bases.

Step 2: Client Work Agreement

The Client Work Agreement is the contractual agreement between us and you. The fee to be inserted in this form is $1,995.00. If there is a foreclosure sale date please add $150.00 sale date filling fee. The instructions will vary if you have multiple properties in foreclosure or if you have a second mortgage. We will need a separate form for each mortgage. Please contact me if this is the case or if you have any additional question. Note: The Loss Mitigation Fee will be paid out of the close and will reflect as a payment history. Please fax this document separately from all other documents. Initial each page and sign it where indicated. This form can be handwritten. Our underwriters will need you to send the originals before the we close your case.  We will start working your case with the faxed version to expedite the process. Note: We can not officially start working your case until we have all your other forms and documentation submitted.

Step 3: File And Submission Form
  
This fee is not part of the Loss Mitigation Process. This form contains the instructions and the modest fee of $495.00 ($595.00 if there is a foreclosure sale date) for the initial work involved with gathering documents and assisting you with the initial forms and contracts and Budget review. This form and the fee is to be mailed to us with a cashiers check and/or. Please make a copy of  the check for your records. There is a lot of work involved initially with your case even before the Loss Mitigation Phase is initiated. This is your only out of pocket expense paid directly to Nations Trust Mitigation Services. Remember The Loss Mitigation Fee comes out of the "Close" when your case is finished. Step 5: The Hardship Letter
 


This is a very important document all in itself. One of the biggest factors individuals and other Loss Mitigation companies fail is that the hardship letter was not completed correctly or effectively. The Hardship Letter not only explains your hardship but sets a time line with verification and should correlate with your supporting documents.  We have designed a formal hardship letter kit where as the letter is almost completed for you. There is a middle section in which you add 3 parts. First tell about your hardship and explain how your hardship started and how it affected your late mortgage payments. Second, explain briefly what you have done so far even if you have tried to contact your mortgage company without success.. (This Should Be Stated In The Hardship Letter). Third, explain why your hardship is over and that you can start making mortgage payments. Follow the instructions in this document. Use your PC to fill out this form. Use your Tab Key and your Mouse to navigate through the page. Print this document after you fill it out on your PC, then sign it and fax it according to the fax instructions on your cover letter. Step 6: Mortgage Authorization

Quality Control....
You will be notified by our Processing Department by phone to confirm your understanding of our programs.  Please set up a time period with me so that you will be available to take their call. This is for quality control purposes. They will make sure you understand the program and answer any questions.

The Mortgage Authorization will give us, our underwritting department, and the thid party trust ALMA / ALMC permission to talk to your lender asnd negotiate on your behalf as well as set up the trust account.

You may fill these forms out by hand. Just write clearly. Sign and fax according to the instructions on the forms. Our underwriters require the originals mailed but will start your case with a faxed copy to speed up the process.

Step 7: Start Your Trust Account:

Your mortgage payments will be made into a 3rd party trust account. The trust is designed to protect all parties. Your Lender nor Nations Trust Mitigation Services will have access to this account until the close of your case. There are many great reasons for the trust account in which I have went over with you. This process is similar to the process your title escrow company used when they closed your home loan. The name of the Trust is ALMC Trust and is held by Sun Trust. Sun Trust is a very reputable bank throughout The East Coast.. For check and balance purposes there is a 3rd party underwriting company that actually oversees the trust. This trust also give you leverage with your lender.

There are 3 methods to pay into the trust. Choose the one that fits your needs and time factor. The Cashiers check method is the easiest and least expensive means of payment into the trust. Follow the instructions for each method. You will continue to pay your future monthly mortgage payments into the trust each month until we close your case. It is very important to make each payment on time as it could affect your case.

If you are several months behind on your mortgage it is advisable to start saving at least 10% or more of back owed money, lender attorney fees, and late fees. We often settle with very favorable terms but you should have some funds set aside as soon as possible. Please contact me with your questions regarding your Trust Account.

"The Close"

Our Underwriting Department Must Be Updated Each Month With Current Pay Stubs And Bank Statements As Well As Other Requested Information. Also Fax Us Any Mortgage Letters And/Or Notices As You Receive Them.

There Is A phrase That You And I Both Want to Hear. "Clear To Close" This Is When Time Is Really A Factor. If  You Are More Then 3 Months Behind Make Sure You Start Saving At Least 10% Of Back Owed Money Including Attorney Fees. It Is Recommended That You Put These Funds In a secure Savings Account Until Close. These Funds Are Separate From Your Mortgage Payments Into The Trust. Remember, This Is A Negotiated Process. We Often Surprise Our Clients With The Results. In  Some Cases Only A Portion Of These Funds Are Needed. This Is Confidential Information. Ask Me For The Details Of The Close And How To Set Aside Funds. You Will Also Be Given Step By Step Instructions At The time Of The Close.
